    Hard water mineral deposits become permanent after 18 months without cleaning. DMV pollen, humidity, and sprinkler overspray work against your glass every season.

    What's included in every clean

    Why it's harder than it looks

    Exterior above the first floor

    Requires extension poles, water-fed systems, or ladders with safety rigging. Improperly equipped cleaning damages frames and puts workers at risk.

    Low-E glass coating sensitivity

    Standard window cleaning products containing ammonia or vinegar degrade low-E (low-emissivity) coatings over time. Proper technique uses pH-neutral solutions — your energy-saving coating is worth protecting.

    Hard water mineral deposits

    DMV water is moderately hard. Without semi-annual cleaning, mineral deposits calcify on glass. After 18 months, they become permanent — requiring professional abrasive polishing or glass replacement.

    Storm window disassembly

    Interior storm window panes trap condensation and dust between panes. Cleaning both surfaces requires proper disassembly without damaging weatherstripping or storm hardware.

    Recommended Schedule

    Two critical clean events per year

    Twice per year is the baseline. Each season deposits different contaminants — both need different treatment.

    Primary clean
    Spring (March–May)

    Remove winter grime, road salt residue, tree pollen, and condensation deposits. DMV spring pollen season alone coats glass in a dense yellow film that, left untreated, begins etching low-E coatings.

    Pre-holiday clean
    Fall (October–November)

    Remove summer humidity residue, hard water spots from sprinklers, and tree tannins from falling leaves. Your home looks its best for holiday hosting and year-end listing season.

    Summer optional: If your lawn irrigation has significant overspray on windows, or large trees drop heavy pollen in July, a mid-summer exterior touch-up is worth considering. We'll advise based on your specific property.
